Hyderabad property market guide: key localities from Gachibowli to Kompally, what drives prices, and RERA checks every buyer should run on TS-RERA.

Hyderabad has quietly become one of India's most buyer-friendly major markets — relatively affordable next to Mumbai and Bengaluru, infrastructure-led growth, and a state RERA authority in TS-RERA that buyers can actually use. But "Hyderabad" spans everything from Financial District luxury towers to farmland plots off the NH-44. This guide maps the city the way a buyer should see it.

What drives Hyderabad's property market

Employment corridors. The city's growth engine is the IT/ITeS and business district belt in the west — HITEC City, Gachibowli, Financial District, and the newer Kokapet–Narsingi corridor. Proximity to these employment hubs is the single biggest price driver for residential demand.

The Outer Ring Road (ORR). The 158-km ORR reshaped the city's geography, opening up peripheral corridors and making cross-city commutes viable. Localities near ORR exits generally command a premium for connectivity.

Metro expansion. The existing metro lines and planned extensions keep pushing buyer interest toward station-proximate areas. As with any city, check which phase a "upcoming metro" claim belongs to — announced, approved, under construction, and operational are very different things.

Industrial and logistics growth. Corridors like Adibatla (aerospace), Maheshwaram, and the southern industrial belt create steady rental and ownership demand from a different buyer segment than IT.

Key localities, by buyer profile

West — the IT corridor (Gachibowli, Financial District, Kondapur, Nallagandla, Tellapur). The most established premium residential belt. Strong rental demand from IT professionals, well-developed social infrastructure, and generally the highest capital values in the city. Competition among projects is intense — good for choice, and a reason to compare carpet areas carefully.

Northwest — (Miyapur, Bachupally, Nizampet). Mid-segment apartments with metro connectivity on the existing line. Popular with first-time buyers balancing budget and commute.

North — (Kompally, Kompally corridor, Medchal). Villa and plotted-development territory, increasingly popular with buyers wanting more space. Verify layout approvals carefully here — HMDA or DTCP approval status matters enormously for plots.

East — (Uppal, LB Nagar, Dilsukhnagar, Nagole). Established residential areas with metro access, generally more affordable than the west. Strong end-user demand.

South — (Adibatla, Maheshwaram, Tukkuguda). Industrial-led growth, emerging residential supply, and some of the city's most affordable new inventory. Infrastructure is still catching up in pockets — visit and verify water, power, and road access yourself.

NH-44 / Shadnagar corridor. This belt is dominated by plots and farmland projects marketed to investors. Returns here depend entirely on infrastructure actually arriving — treat marketing claims about future development with healthy scepticism, and verify every approval.

Price realities (how to think about them)

Hyderabad is generally more affordable than Mumbai or Bengaluru for comparable specifications, but prices vary enormously by micro-market — a Financial District apartment and a Shadnagar plot are barely the same asset class. Rather than chasing city-wide averages:

  • Compare projects on carpet-area rates, not headline super-built-up rates.
  • Add stamp duty, registration, GST (for under-construction), parking, and maintenance corpus to every quote before comparing.
  • Check current listings for the specific locality you're targeting — a city average won't tell you what a 2BHK in Kondapur actually costs this quarter.

RERA tips specific to Hyderabad buyers

1. Verify on TS-RERA, not just the brochure. Every covered project must be registered with the Telangana Real Estate Regulatory Authority. Look up the project on rera.telangana.gov.in and confirm active status, the promised completion date, and quarterly progress updates.

2. For plots, check HMDA/DTCP approval separately. RERA registration and layout approval are different things. A plot in a layout without proper HMDA or DTCP approval can be very difficult to get building permission for later — this is the single most common trap in Hyderabad's peripheral plot market.

3. Watch the link documents. In Telangana, link documents establish the chain of title. Ask for them and have a lawyer review, especially for plots and independent houses.

4. Check water and power in outer areas. Some fast-growing corridors still depend on tankers or have inconsistent supply. Ask residents, not sales teams.

5. Be cautious with "pre-launch" offers. Marketing an unregistered project is a RERA violation. If registration is "in process," wait until it's done.

Who should buy where

  • End-users working in IT: the western corridor minimises commute pain, which compounds daily.
  • First-time buyers on a budget: northwest and east offer metro-connected options at lower entry points.
  • Space-seekers: the northern villa and plotted belt, with approval verification as job one.
  • Investors: rental yield near employment hubs is the steadier thesis; peripheral plots are higher-risk, higher-patience plays.

Hyderabad rewards the prepared buyer: strong fundamentals, real infrastructure, and a regulator you can check in ten minutes. Do the verification, compare on carpet area, and let the city's growth work for you instead of against you.
